Project Description

Sakara is a boutique beachfront residential building located on a constrained site opposite Maroochydore Beach. Completed in 2025, the project occupies a prominent frontage along Aerodrome Road while negotiating a restricted maximum building height and a compact site footprint, requiring precise coordination of structure, planning and building services across all levels.

The development comprises 24 apartments, including a number of two‑storey penthouse residences integrated within the upper building envelope. Apartment typologies range from two to five bedrooms and are organised to prioritise clear planning, generous room proportions and strong connections to the coastal context. Living spaces extend to large ocean‑facing balconies, maximising views, daylight and natural ventilation while contributing to the articulated massing of the building.

Height limitations informed a layered façade strategy, with balconies and slab edges carefully modulated to provide shading, weather protection and visual rhythm. Services distribution and vertical circulation were tightly coordinated to maintain ceiling heights and spatial clarity within the compressed envelope.

Resident amenities, including a swimming pool, sauna and secure basement parking, are discreetly accommodated within the building volume. A ground‑floor commercial tenancy activates the street interface and reinforces engagement with the surrounding urban fabric. The project represents a measured architectural response to coastal living, emphasising longevity, restraint and contextual integration.
